Tips for choosing a house

In 2016, when I wasn’t a Realtor®️, I bought my first house in Saint Simons Island, Georgia. Looking back, I now realize that my lack of knowledge and inexperience significantly impacted that purchase. I remember feeling overwhelmed throughout the entire process; I visited different houses and found something I liked in each of them; however, I did not have a clear idea of what I was looking for.

Back to the present, I clearly understand how difficult it can be for my clients to choose the right house when they like everything they see. Buying a house is a significant investment, and making the right decision is crucial to avoid future regrets.

 In this article, I’ll share tips to help you choose the ideal home for your needs and desires. As I always say, home-ownership provides a sense of belonging and pride and can also be a wise financial investment. As a Realtor®️, my mission is to help my clients achieve their American dream of home-ownership, and I feel blessed and honored to be a part of that real estate journey.

Now, let’s learn these easy tips for choosing the right house when you like everything. To do this, remember the 5 P’s: Priorities, Price, Possibilities, Position, and Pre-approval.

Priorities: 

  • Before beginning your home search, it is essential to think about what you do and do not want. For example, what are your non-negotiable? Next, make a list, such as a patio, a two-car garage, high ceilings, or a fireplace. If your list of things you want is very long, add another one of the things you do NOT want.

Price: 

  • Set a budget before you start your home search. Make sure to factor in all the costs associated with the mortgage and the cost of living, such as property taxes, homeowners insurance, utilities, and maintenance.

Possibilities: 

  • Although having a list of priorities is essential, it is also important to have a space reserved for options. Refrain from dismissing ideas or concepts that may not fit within your preconceived ideas. Also, consider the future; are you planning to start a family soon? Do you have ideas to start working from home? Thinking ahead can help you make an intelligent investment and avoid the need to move in a few years.

Place: 

  • Location is everything in real estate. Drive around the neighborhood, and time the distance between the sites you visit the most, such as schools, parks, work, and stores. Consider the tourists who visit us throughout the year, traffic, and future development of the city, such as new bridges or highways.

Pre-approval: 

  • Getting a per-approval letter from a bank or lender is a crucial step in home-buying. It will give you a better idea of how much you can afford and make you a more competitive buyer. However, please note that this letter does not guarantee the loan.
